Renovation & Character
Taken "down to the studs" in 1999, the home was earthquake retrofitted, insulated, and fitted with three VeLux skylights that bring natural light to the period appointments and moldings. All crown moldings were carefully restored, which — together with the dark hardwood floors and high ceilings — creates a sophisticated, relaxed vibe throughout.
In 1999, every interior and exterior wall was "triple" insulated (insulation plus 3/4" plywood on both sides of the studs) for soundproofing and temperature control, and each interior wall was coated with a period off-white plaster rather than paint. That replastering was completely redone in 2021, both on the ground floor and in the upstairs loft.
The Grounds
In the summer of 2022, over three months, we invested heavily in the landscaping — planting over one hundred and fifty new plants: Indian Laurel Ficus, agave, bougainvillea, flax, English boxwood, orange, pink, red and purple lantana, salvia, and others.
The home has a full, wrap-around porch and a very large backyard, completely enclosed by a 7-foot stone and cement wall covered in English fig vines. There are three patios, including one outdoor structure at the center of the backyard for entertaining or family meals.
Kitchen & Main Floor
The kitchen has a 16-foot vaulted ceiling, rose oak cabinetry, dishwasher, refrigerator, modern gas oven, a large dark sink, and a reverse-osmosis drinking water system. The main floor also holds a tiled fireplace in the front parlor, a living room, and two additional bedrooms.
There are 1.5 bathrooms on the main floor — the main bathroom has a clawfoot tub, a VeLux skylight, and an updated vanity and sink, with a second half-bath attached to the main bedroom.
The Loft
An upstairs loft serves as a bedroom, media room, and library — all three, currently, at once. It has an operable VeLux roof window looking out onto palm trees, through which you can hear music from the Redlands Bowl in the summertime.
This is a home that has hosted many memorable parties and family occasions, in a neighborhood built for exactly that kind of life.
